How Can You Buy Your Next Home From Us?
Here is how we do it. We sell you the property "Rent To Own." This means that you will be purchasing the property from us. We will lease the property to you for a specific period, typically 1-2 years based on your circumstances. During this time, you will have the option to buy the property from us at a mutually agreed-upon price established when you initially move in.
When you move in and decide to purchase the house, you will also pay a "Lease Option Fee." This fee will be applied towards the home's purchase price and will typically reduce or even eliminate your down payment when you eventually obtain a 30-year mortgage from a bank. The minimum "Lease Option Fee" we accept is $2000, plus the first monthly lease payment. For instance, if the monthly lease amount is $1050 and the "Lease Option Fee" is $2000, you will need $3050 to finalize the deal and move into the house. Does that make sense?
Each property has a different "Lease Option Fee" amount. When you register online, please let us know how much you have available for the "Lease Option Fee," and we will strive to provide you with a list of houses that align with your specifications. For example, if you have $5000 for the "Lease Option Fee," we recommend not requesting the list of properties with a $10,000 "Lease Option Fee" as it may lead to disappointment and frustration. We encourage you to be realistic about what you can afford to ensure that your payments do not cause undue stress.
Our ultimate goal is to help you qualify for a mortgage in the future and refinance the house, paying us off and putting you on the deed. Remember, you do not need to qualify for a mortgage right now. We have established strong relationships with reputable and understanding mortgage brokerages. These professionals are "good people" who we would like you to speak with. Please note, we don't expect you to qualify for a mortgage immediately; in fact, that's likely why you sought us out and are considering our program.
What we want to determine is how soon you will be able to qualify. For some individuals, it may be a matter of a few months, while for others, it could take one, two, or even five years. The duration doesn't matter to us; what's important is not rushing you into a program that doesn't allow sufficient time for you to stabilize your finances and obtain a loan when the time is right.

As they build trust in us and realize we deliver on our promises, they become more willing to make offers on houses with short notice. We want you to make an informed decision that aligns with your comfort zone.
Once you receive your official "Buyer Registration And Qualification" email from us, we will start sending you properties to consider. The frequency of emails can vary, depending on the number of houses we acquire. Sometimes there may be one or two properties per week, while other times there may be 15 or 20. If a property catches your interest even slightly, we encourage you to visit it promptly. Often, you can gauge your interest by simply driving by, observing the exterior, yard, and the neighborhood. In fact, about 75% of the time, these visual cues can give you a sense of whether the house suits your preferences or not.
If you find a property interesting, it's time to take action and call us. One of our representatives will schedule a convenient time to show you the property in person. They will provide access for you to explore the house, check its condition, and get a feel for its size and layout. Take your time inside, sit down, and absorb the atmosphere. You'll know when a house resonates with you and feels like home. Once you've made your decision, it's time to proceed to the next step.
Before we move forward, I kindly request a favor. If you visit a property without one of our representatives, please refrain from knocking on the door. The property may still be occupied by the previous owner or a tenant entitled to privacy. Disturbing them causes issues for us, as we have many people interested in our properties. It's only fair to respect their privacy.
Now, let's discuss the next step, which involves completing the necessary paperwork. When you meet with our representative to view the property, they will bring all the required documents. If you decide, "We want it!" our representative will fill out the paperwork and explain its contents. The paperwork covers important aspects such as the move-in date, price, terms, monthly payment, duration of the option, responsibilities outlined in the agreement, and the consequences if either party defaults. We believe in treating you like an owner from the moment you move in. We trust you to take care of the property as if it were yours because, ultimately, you will be the owner once you complete the purchase.
